Term & Conditions for Holiday Let

  1. To Make a Booking
  • Please check for availability (availability section of website).  
  • Ring or email so we can reserve for 3 days until deposit/payment has been received.  
  • Complete the booking form (Which you will also find in the Availability Section) and post completed form with cheque or email back with confirmation of BACS Payment.
  • On receipt we will email or post a receipt and confirmation.

  1. Deposit
  • We require a 25% non-refundable deposit,  
  • If you are booking within 8 weeks of the date of commencement of Holiday we require full payment at time of booking.

  1. Balance
  • The balance is due 2 months prior to commencement of the holiday.  
  • If this is not received 6 weeks prior to the commencement of the holiday your booking will be cancelled and deposit lost.

  1. Prices
  • Prices are for 7 night’s accommodation from date of changeover, starting on a Saturday.

  1. Occupancy
  • The bungalow is for a maximum of 2 couples in double beds. 
  • The owners live adjacent to the property and will not allow any more than 4 people to stay overnight.  If these terms are broken the remainder of your holiday will be cancelled and you will be asked to leave without refund.
  • Our prices are based on the same 4 people sharing for a week/part week. We do not allow mid week change overs.  
  • Visitors: We have no objection to you having up to a maximum of 4 well behaved visitors (but not every day and due to insurance would like to be informed in advance).  The dining room only seats 4 so dinner parties are out of the question. The living room is large but there is only settee and chairs for 5. We have allocated 2 car parking spaces so we may have to ask your guest(s) to park in a public car park 100 yards away.

  1. Parking
  • We have secure gated off road parking and allow for 2 parking spaces.

  1. Breakage/Cleaning deposit
  • We charge a £50 deposit payable with balance.  Any cost for excessive cleaning or damages will be deducted against this. 
  • Deposit will be refunded by First Class Post within 3 days of departure.
  • We expect the property to be left in a similar level of cleanliness as found. (All cleaning materials provided).
  • If you do have any problems on arrival please inform the owners immediately.
  • It would be appreciated if any damages /breakage could be reported ASAP to allow the cottage to be made available for the next guests.

  1. Access to property
  • We reserve the right to inspect the property at any time and carry out any maintenance work.
  • Sometimes we may require access to show potential guests, inspection companies. We will always give you as much notice as we can and accompany the person/persons concerned.

  1. Pets
  • We do not allow pets

  1. Children
  • We welcome well behaved children but would like to make you aware of the following:
  • The property is fronted by a sloping bank down to the river and jetty. (shallow around jetty unless its rained)
  • We also have a large deep pond with uneven edge and a stream.
  • Tree climbing, ball games, throwing stones in the river, fishing or dipping in pond are not allowed.
    You can use child’s fishing nets in river but ask you to catch and release. You can often get a bucket full but experience tells us that leaving in a bucket or jar for more than around 10 minutes often kills some.
  • Just a few minutes walk away towards Grange, is a perfect area to throw stones into the river until your arms hurt.  The area is surrounded by trees for climbing and has an uneven field were ball games can be played dependant on length of grass.
  • Inflatables/canoes can be launched from our jetty and swimming for the proficient.  Water depth normally varies from a few inches to over 4ft further out.
  • We have 1 high chair and 1 cot but you will need to bring your own bedding for this. 
  • The bungalow only has 2 double beds and maximum occupancy is 4 persons including children or babies.
  • Children can enjoy the abundant wildlife. We have an amazing amount of birds including Kingfishers, Dippers, Woodpecker, Buzzards. You can watch red squirrels feed daily.  Night time visitors have included badgers, bats, owls, fox, rabbits, hedgehogs and deer.
  • Unfortunately due to insurance reasons, our own canoe, trampoline/climbing frame cannot be used.

  1. Smoking
  • Is not allowed anywhere on the site/grounds.

  1. Towels/Bed linen
  • Are all included in the price.

  1. Heating/Open Fire
  • All reasonable requirements are included in the price.

  1. Telephone
  • The property does not have a telephone.  Most mobiles will work in the area. 
  • Pay phones are available in the village and at local Hotels.  
  • In emergency the owner’s phone is available for use.

  1. Access/Key Collection
  • Property is available from 4 pm on the afternoon of arrival and must be vacated by 10.30am on the morning of departure.  We may sometimes give you details of a Key safe.

  1. Complaints
  • If you have any complaints whatsoever please see the owners as soon as you can.  We will endeavour to remedy any problem as soon as we can.

  1. Cancellation by Owner
  • We do not expect to make any changes but if for any reason the property becomes unavailable / unusable we will try to find you alternative local accommodation to a similar standard and refund you any difference in price.  Alternatively a full and immediate refund will be available.
  • We do not currently have a compensation policy but if legal proceeding takes place our liability is limited to the cost of the accommodation.

  1. Cancellation by customer
  • If you have to cancel you holiday at any stage after booking and paying a deposit you are liable for the full cost of accommodation.  Please remember a confirmed booking is a legal contract.
  • We will endeavour to re-let, any rent received from a new hirer will be refunded to you less £50 administrations charge. (We suggest you take out holiday insurance cover).

  1. Data protection
  • We will not pass your details to any 3rd party but may send you offers from time to time on this and similar properties we own. Please tell us if you do not wish to receive these.

  1. Force Majeure
  • We can not be held responsible or make repayments for the following unforeseen problems: Natural/nuclear disaster, riots, war, threat of war, terrorist acts, civil strife, industrial dispute, fire epidemic and similar circumstances.
